Inspection Services
Second-hand Property Inspection
Second-hand units have been used for years, and problems are often hidden behind cabinets, in ceilings, or under floors. Inspection allows you to grasp the visible issues that need addressing before renovating or moving in.

Key Inspection Areas
Signs of water seepage
Water stains, mould and peeling on ceilings, by windows, and on external bathroom walls
Electrical condition
Socket and switch operation, labelling of the fuse box, and flagging areas that may require follow-up by an electrician
Door and window degradation
Degradation of window hinges, window locks, and rubber seals, and windows not closing tightly
Water supply and drainage
Water pressure, drainage blockages, and pipe leakage
Suitable for
- Owners who have just completed a purchase and are preparing for renovation
- Those wanting to understand the current state of a property to plan their budget
- Buyers intending to move into the property as-is
Important Information
- · A property inspection requires the owner's consent to enter the unit; it is most convenient to conduct this after completion of the sale.
- · The report records visible issues and does not constitute a certificate of structural safety.

When to schedule
Initial viewing, checking equipment upon hand-over, and inspections before renovation or moving in all serve different purposes. Please specify the current stage of the transaction, whether the unit is occupied, and accessibility so the inspection can be scheduled during a time when owner consent and access are available.
Preparation before booking
- Estimated date of vacant possession, saleable area, and confirmed access time slot.
- Whether the unit is occupied, if furniture or items are obstructing access, and if water, electricity, and equipment are operational.
- The list of equipment or fixed furniture confirmed by both the buyer and seller; please keep the contract details separately.
- For water stains, door/window, or equipment issues already observed during viewings, simply provide the location and details of their appearance.
How to handle common situations
Still occupied or filled with furniture
Please declare obstructed areas when enquiring. Inspections are limited to authorised and accessible areas; we will not move heavy furniture or disturb personal belongings.
Differences in condition before and after vacant possession
Compare with the equipment list confirmed by both parties and previous records, noting missing items, operational issues, and newly discovered damage separately; hand-over responsibilities must be checked against transaction documents with the relevant parties.
Water stains found but no active dripping during inspection
Record the location, appearance, and past occurrence of water stains. A single inspection cannot determine the cause of all intermittent seepage; you may follow up with the management office or relevant technicians as necessary.
Common questions before booking
Can a property viewing replace a formal property inspection?
General viewing time and operational authority are limited and do not equate to a thorough inspection. Whether a more comprehensive inspection can be arranged depends on obtaining owner consent and confirming on-site conditions.
Is a second-hand property inspection the same as a valuation or contract review?
No. The inspection records the condition of visible and accessible items on the day; it does not provide property valuations, legal advice, or determinations on contract fulfilment.
Still worth inspecting if planning a renovation?
Yes, you can grasp the visible issues to discuss retention, refurbishment, and the scope of follow-up with your contractor; the inspection itself does not provide renovation quotes or guarantee that all hidden issues will be identified.
