Fees and Booking

Fees, payment and things you need to know before booking.

01How are property inspection fees calculated?

Calculated at HK$4.5 per square foot of the unit's saleable area, with a minimum fee: 250 sq. ft. or below HK$1,200; 251–350 sq. ft. HK$1,400; 351–450 sq. ft. HK$1,650; over 450 sq. ft. HK$2,300. The fee is the higher of the two, and the final quote is subject to confirmation.

02What does the fee include?

Includes on-site property inspection, an electronic property inspection report, and the Hal Technology Hal-HFC 105 formaldehyde test and report provided by Home Service. High-pressure water jet test is an additional item at HK$200 per session and requires permission from the developer or owner.

03How do I book? Is a deposit required?

You can enquire via WhatsApp, phone or email. A deposit of 50% of the property inspection fee is required to confirm the date.

04When should I book and arrange for a property inspection before handover?

It is recommended to enquire as soon as you receive the handover notice and know the entry date. First, confirm the handover, key collection and inspection access arrangements with the developer, owner or management office. When enquiring, provide the unit type, saleable area, location and preferred date to facilitate checking quotes and available slots. Depending on availability, bookings can be made as early as the same day; dates and slots are subject to formal booking confirmation.

05What payment methods are available? When is the balance due?

You can pay by cash, Faster Payment System (FPS), instant transfer, PayMe or Alipay. The booking deposit is 50% of the inspection fee; the balance amount, payment time and receipt arrangements must be confirmed in writing with us before payment. Currently, the website does not have a unified balance due date. Please keep proof of payment and only pay to payment details confirmed through official communication channels.

06How to confirm service areas, time slots and special access fees?

Services provided throughout Hong Kong. Staircase fee is HK$80 per floor; outlying area surcharges: Discovery Bay HK$800, Ma Wan HK$150, Outlying Islands HK$1,000. Applicable items and totals must be confirmed based on the actual address and access arrangements. The website's instant estimate does not include these surcharges; please check the complete quote before payment.

07What are the customer service and property inspection operating hours?

Customer service hours: Monday to Sunday, 09:00–22:00. Property inspection service hours: Monday to Sunday, 09:00–18:00. Depending on availability, bookings can be made as early as the same day; dates and slots are subject to formal booking confirmation.

Inspection Day and Inspection Scope

Access preparation, on-site inspection and inspectable areas.

08How long does a property inspection take?

Generally about 2 to 4 hours, depending on the unit area, layout and condition.

09Do I need to prepare keys, water/electricity or entry permits on the day of inspection?

Please first confirm the legal access and key handover arrangements, and verify with the developer, owner or management office whether water and electricity can be used, rooms opened and relevant tests conducted; if registration or accompaniment is required, please arrange in advance. If water and electricity are not connected, keys are unavailable, or individual locations are inaccessible, it will affect the inspection of relevant items. Please inform us when booking and confirm the inspectable scope.

10Will furniture or clutter in the unit affect the inspection?

Furniture, clutter and fixtures may obstruct walls, flooring, sockets or pipes, making it impossible to observe or test certain locations. It is recommended to clear pathways and areas needing inspection in advance where safe and permitted, and to state that you have moved in or have furniture when booking. Obstructed or inaccessible locations should not be considered as having been inspected; do not disassemble fixtures or move heavy items that pose a risk yourself.

11Does the owner need to be present?

It is recommended that the owner or a representative be present so the building inspector can explain the issues found on the spot, making it easier for you to understand and ask questions.

12Can a property inspection prove the structural safety of the building?

No. We inspect visible and accessible items within the unit; this is not a statutory structural inspection, Mandatory Building Inspection Scheme or structural safety certification. If you have concerns about the structure, you should consult a registered professional.

13What is drummy tiling? Why is it important?

Drummy tiling is an air gap between tiles, marble or plaster and the base layer, which sounds hollow when tapped. Large areas of drummy tiles may lead to detachment or cracking later, and should be recorded during the handover defect rectification period to request follow-up.

14Can a high-pressure water jet test be performed?

It can be performed where permitted, at a cost of HK$200. Some developers or property management do not allow it; we will arrange it according to site permissions.

15What is the difference between inspecting second-hand properties and old properties?

Second-hand property inspections focus on the current state of the unit before transaction, vacant possession or moving in; old property inspections focus on the higher age and visible aging. Both can overlap; you should provide the building age, current usage and inspection purpose to confirm the scope based on the actual unit. Neither is a statutory structural inspection or whole-building survey.

16Can I arrange an inspection if renovation is not yet complete?

First, list the completed, incomplete and unconnected equipment for your contractor, then explain the inspectable scope and expected date to us. Unfinished work, aesthetic flaws and operational issues are recorded separately; hidden works that have been covered cannot be fully verified through non-destructive inspection after completion. Payment arrangements are still handled according to the works contract and agreement by both parties.

Reports, Defect Rectification and Reinspection

Usage of electronic reports, defect follow-up and reinspection arrangements.

17When will the report be provided? In what format?

The report is provided electronically, recording issue locations and inspection results, without photos. It is usually issued on the next working day, making it easy to pass on to the developer or contractor. Specific delivery arrangements for individual bookings will be explained at the time of confirmation.

18Will you handle defect rectification with the developer on my behalf?

We provide neutral inspection records and electronic reports; owners can use these to submit defect rectification requests to the developer or contractor. We do not represent either party, nor do we guarantee the outcome of the other party's rectification.

19After receiving the property inspection report, how should I use it to declare defects?

First, verify unit details, inspection date, issue locations and limitations; keep the original electronic report. Submit a complete report according to the developer's or contractor's specified procedures and deadlines, listing outstanding items with issue numbers, and request confirmation of receipt. Retain replies, promised dates and before/after repair photos; submitting a report does not mean the other party has agreed to every repair.

20What should be done after defect rectification is complete?

Check handled and unhandled locations one by one against the original report, take photos of the same locations and note the reinspection date. If issues persist, raise them again via the other party's designated channels. If you encounter no response from them or the declaration deadline is approaching, proactively follow up with them; our reports do not guarantee repair or compensation outcomes.

21Is there a reinspection service? Is it free and how is it charged?

Reinspection is calculated at HK$2.5 per square foot of saleable area, with a minimum fee of HK$1,000; the fee is the higher of the area-calculated amount and the minimum fee. Reinspection is a paid service, not free. Please provide the original report, items to be reinspected and preferred date to confirm the inspection scope, time slot, fee and payment arrangements.

22Will the circles and lines in case study photos be drawn on the unit's surfaces?

No. The circles, arrows and text on case study photos are photo annotations added via mobile phone after taking the pictures; they are not drawn on the guest's walls, floors or equipment. Case study photos and the current electronic property inspection report are different content; the electronic report records issue locations and inspection results without photos.

Rescheduling, Cancellations and Refunds

Notification procedures, related fees and refund handling.

23How do I apply for rescheduling or cancellation?

Please provide booking details and change requests via WhatsApp, phone or email as early as possible. Rescheduling is subject to availability and re-confirmation by both parties; sending a message does not mean the change has been confirmed. For related fees and refund arrangements, please refer to the fees and refund questions in this section.

24What are the fees for rescheduling or cancellation?

If you contact us at least 48 hours before the confirmed on-site service time (including exactly 48 hours), you can reschedule for free without deduction, and the original deposit will be transferred to the new date confirmed by both parties without the need for additional deposit payment. If you need to cancel a booking, or if you contact us to reschedule with less than 48 hours before the confirmed on-site service time, the company will charge a HK$500 administrative fee, which will be deducted from the paid deposit, not charged in addition to the deposit already paid. If you need to reschedule or cancel, please contact us as early as possible via WhatsApp, phone or email, and provide booking details. Rescheduling is subject to availability and re-confirmation by both parties. For rescheduling with less than 48 hours' notice, there is no need to pay an additional deposit after deducting the administrative fee; service fees and balance for the new date must be confirmed separately in writing.

25If I cancel the booking, can the deposit be refunded?

If you need to cancel a booking, or contact us to reschedule with less than 48 hours before the confirmed on-site service time, the company will charge a HK$500 administrative fee, which will be deducted from the paid deposit, not charged in addition to the deposit already paid. Any refundable amount will be returned via FPS or bank transfer within 7 working days after both parties confirm the refundable amount. This arrangement only explains the processing method and deadline for refundable amounts and does not imply that all cancellations are refundable. The above arrangement must be stated in the quotation or written booking confirmation before payment and agreed by both parties. Individual service fees and balances, and the amount and calculation basis of any refundable sums, must be confirmed separately in writing before payment; this should not be interpreted as the deposit being non-refundable in all cases. The above service arrangements do not affect the statutory rights that Hong Kong consumers enjoy by law and which cannot be excluded.

26What are the arrangements for Tropical Cyclone Warning Signal No. 8 or above?

If Typhoon Signal No. 8 or above is hoisted 2 hours before the on-site service slot, the service for that day will be automatically cancelled, and our customer service representative will contact the client on the same day to arrange a new date. In this case, rescheduling is free without deduction, and the original deposit will be transferred to the new date confirmed by both parties.

27What happens if the company is unable to provide service or if site access is not possible?

If the company is unable to provide confirmed services for its own reasons, we will contact you as early as possible to discuss rescheduling or refunding the received fees for the unprovided portion. In other cases such as inclement weather, traffic disruption or inability to access the site, safety will be prioritized, and arrangements will be negotiated according to the written agreement before payment and the actual situation; this does not constitute a basis for arbitrary forfeiture of payments. The above service arrangements do not affect the statutory rights that Hong Kong consumers enjoy by law and which cannot be excluded.
