Service Process
From initial enquiry to defect rectification follow-up there are six steps.
What to prepare for each step, what we do, and what you need to pay attention to, stated clearly in advance
- 01
Enquiry and preliminary quote
Understand the unit and property inspection needs first, then confirm the suitable service scope
- Provide estate, property type, usable area, unit condition, and expected date.
- Estimated at HK$4.5 per sq. ft. and applicable minimum charge, the final fee is subject to the confirmed quote.
- If additional items like a high-pressure water jet test are required, they should be requested at the time of booking.
- 02
Quote confirmation and booking
After both parties confirm the service content, fees, and available time slots, then arrange the deposit
- The booking deposit is 50% of the property inspection fee; payment methods and balance arrangements are subject to written confirmation.
- Confirm property address, property inspection date, on-site contact, and unit entry arrangements.
- Understand the rescheduling, cancellation, and refund arrangements for individual bookings before payment; if you have any questions, please enquire with us first.
- 03
Preparation before property inspection
Arrange unit entry/exit, water and electricity supply, and necessary permissions in advance to make the inspection on the day smoother
- Arrange keys, entry, and authorization according to the requirements of the developer, owner, or management office.
- Confirm whether water and electricity supply and provided equipment can be tested, and notify us in advance of uncompleted works or known limitations.
- It is recommended that the owner or a representative be present; for documents and handover preparations, please refer to the existing guide, no need to send us unnecessary copies of ID documents.
- 04
On-site Inspection and Explanation
Items visible and accessible on the day of inspection, provided it is safe and authorized to do so
- Generally takes about 2 to 4 hours, depending on area, layout, and on-site conditions.
- Using appropriate tools to inspect, photograph, and record the locations of issues, the OPO Inspection surveyor will explain their observations on-site.
- Limitations will be explained for items that cannot be accessed, lack water or electricity supply, or cannot be operated safely; high-pressure water jet tests require separate permission.
- 05
Receive electronic report
Organising on-site observations into a clear record to help you understand each item.
- The electronic property inspection report does not include photos and is typically issued by the next working day. The report organises the locations of issues and inspection results; specific delivery arrangements will be confirmed at the time of booking.
- After receiving the report, you can verify unit details, inspection date, items, and limitations; feel free to contact us with any questions.
- The report reflects the condition on the day of inspection and is not proof of permanent defect-free status or structural safety.
- 06
Defect rectification and follow-up
The owner uses the report to request defect rectification from the developer or contractor and retains the follow-up records.
- Submit a complete report according to the other party's specified procedures and deadlines, and retain records of responses, repair arrangements, and photos.
- Verify each item after defect rectification is complete; if issues remain, record their locations and status for further follow-up.
- We provide neutral inspection records and do not act on behalf of any party to make repair promises. Reinspection is charged at HK$2.5 per square foot of saleable area, with a minimum charge of HK$1,000; the charge will be the higher of the area-calculated amount or the minimum charge. Reinspection is a separate paid service; please confirm the service scope and available time slots in advance.
Please note
- Report delivery time is based on individual appointment instructions and is subject to confirmed arrangements.
- Defect rectification is followed up by the owner with the developer or contractor; we provide neutral inspection records and do not guarantee the repair results of the other party.
- Reinspection is calculated at HK$2.5 per square foot of saleable area, with a minimum charge of HK$1,000; the fee will be the higher of the amount calculated by area or the minimum charge. Reinspection is a separate paid service; please confirm the scope and time slots first.
Report guide
What does the electronic report record and how to read it
The digital property inspection report does not include photos and is usually issued on the next working day. The report records the location of issues and inspection results. The following explains how to read it and use it for defect rectification follow-up.
Report content
- Problem location
- Inspection results
- Areas that could not be inspected or limitations
Scope of delivery
- Report does not include photos
- Not a structural safety certificate
- Does not represent a repair commitment from the developer or contractor
- 01
Check location first
Each record is described by room and specific location, such as which wall, which window, or which cabinet. First, match the location on the unit plan or your own list, then use the same terminology when following up.
- 02
Then check the inspection results
The results describe what was visible and accessible at the time of inspection. Understand the report based strictly on the wording used; do not self-infer causes or decide on repair methods. If you do not understand a description, note the page number and location, then ask us.
- 03
Note limitations
Areas where water or electricity were not connected, permission was not granted, access was blocked, or entry was impossible are considered areas that could not be inspected on the day and should not be treated as normal. Note these causes separately and identify which party needs to be consulted.
- 04
Keep the original file
Retain the original digital report as received without altering the content. The report does not include photos; owners may save photos they take themselves by issue number as a personal supplementary record.
- 05
Submit according to procedure
Submit the complete report and pending list through the channels and within the deadlines specified by the developer or contractor, and request receipt confirmation. Submitting the report does not mean the other party has agreed to each repair item.
- 06
Follow up and recheck item by item
Note the date and corresponding item for every response; after repairs, check the original location. Unfinished items should continue to be followed up using the original number. Professional reinspection is a separately charged service.
Defect rectification follow-up
How to follow up on defect rectification after receiving the report
The following is a general follow-up guide. Defect rectification is handled by the developer or contractor according to their procedures; we do not act on behalf of any party to make repair promises.
- 01
Verify and save the report
After receiving the electronic report, first verify the unit details, inspection date, issue locations, inspection results, and limitations. The report does not include photos. Save the original file; if you have questions about the content, you can contact us for clarification.
- 02
Submit defect rectification within the deadline
Submit the complete report through the developer's or contractor's designated channels within the rectification deadline. You may list the pending items by room or issue number. Request that the other party confirm receipt and explain their processing arrangements; submitting the report itself does not mean the other party has promised all repairs.
- 03
Retain records of each follow-up
Save receipts of confirmation, replies, agreed dates, and photos before and after repairs. If the deadline is approaching and there is no reply, take the initiative to follow up through their official channels and do not rely solely on verbal promises.
- 04
Verify each item after defect rectification is complete
- Based on the original report, verify the processed, unprocessed, and newly discovered issues at the same locations, recording dates and photos.
- If you require a separate reinspection from us, it is charged at HK$2.5 per square foot of saleable area, with a minimum charge of HK$1,000; the charge will be the higher of the area-calculated amount or the minimum charge.
- Please provide a list of items for reinspection first to confirm the time slot and arrangements; we cannot guarantee that we can arrange a specific date.
