Inspection Services
New Property Inspection
New-build home inspection checks visible and accessible items during handover and snagging. We use inspection tools and prepare an electronic report so owners can follow up with the developer.

Key Inspection Areas
Hollow tiles and tiling
Tapping floor and wall tiles one by one to identify and mark hollow areas.
Windows and seals
Window locks, frames, rubber seals, and drainage holes; these areas often affect future water seepage.
Electrical and provided appliances
Socket wiring tests; provided appliances are tested one by one if connection is possible.
Water supply and drainage
Water flow tests for drainage speed and leakage; high-pressure water jet test can be added with permission.

When to schedule
Once you receive the handover notice from the developer, first verify the procedures, key collection, allowed entry times, and the deadline for filing defect reports, then inquire about inspection dates. Handover procedures and the actual inspection may not necessarily be completed in the same time slot. It is advisable to set aside time for transportation, key collection, and on-site explanation.
Preparation before booking
- Estate name, block, unit number, and saleable area, as well as the dates specified in the handover notice.
- Developer's requirements for entry, authorization, and visitor registration; confirm necessary arrangements when a representative attends.
- List of fixtures and fittings; if issues are already known, you can organize their locations and descriptions in advance.
- Confirm water and power supply, appliance connections, and operational scope; high-pressure water jet test requires separate permission.
How to handle common situations
Water or electricity not turned on after collecting keys
First, check with the developer or management office regarding activation arrangements, then notify us. Items that cannot be operated will be recorded with limitations; we will not treat untested items as passed.
Discrepancy between provided equipment and documentation
Record the handover list, equipment names, and on-site situation separately. What is seen during inspection and contractual delivery requirements are different issues; questions regarding the contract should be directed to the relevant party.
Unresolved issues during the defect rectification period
Submit the complete report through the designated channels and keep copies of the receipt and all replies. After repairs are completed, reinspect the original locations; unfinished items will continue to be tracked using the same defect number.
Common questions before booking
Do first-hand and new-build inspections mean different services?
On this website, both terms mean the same new-build handover inspection; there is no need to book both. Arrangements depend on your handover notice, access dates, utilities and equipment. A development or phase's estimated dates do not replace your formal notice.
Can I get a quote before receiving the handover notice?
You can provide the estate, property type, and saleable area for an estimate; however, the actual date, entry, and confirmation of the booking must wait until specific arrangements are verified.
Why perform an independent inspection if the developer has already done one?
Owners can learn about visible and operational items through an independent inspection and compile specific locations for follow-up; this does not mean the developer will necessarily accept every repair request.
Can I count the date specified by the management office as the inspection date?
You must first distinguish whether that date is for procedures, key collection, or allowed inspection access, then check with us for available time slots. Do not assume the inspection is scheduled just based on a date in a notice.
New Property Inspection
Handover is imminent, which day would you like to schedule the inspection?
Provide the residential development name and property handover date to enquire about inspection time slots and preparation for the day.
