Inspection covers visible, accessible areas inside the unit. Concealed finishes and disconnected or unauthorised equipment are noted as limitations; general unit inspection does not replace structural assessments or statutory certification.

Arrangements
Stairs cost an additional HK$80 per floor. Confirm any remote-area fee for the actual address when booking.
Residential and commercial units use HK$4.5 per sq ft of usable area, subject to area-tier minimum charges; stair and remote-area fees apply separately.
PricingInspections run daily 09:00–18:00. Same-day slots may be possible depending on availability; the date is fixed only once the booking is confirmed.
ProcessAn electronic report without photos is normally issued on the next business day.
Report content and useLocal preparation
For Sha Tin Town Centre properties with residential and commercial sections, identify block, floor and use. Podium or mall access may not reach the unit; provide the actual entrance and registration arrangements.
For Tai Wai, give estate phase, building or village street number and explain whether it is handover, vacant possession or post-renovation. Bring the relevant equipment or works list for the appropriate follow-up party.
For Fo Tan commercial units or homes, distinguish use and accessible areas. Independent fittings, pantries and interior finishes are scoped separately from common engineering systems and production equipment.
For Shek Mun offices and homes, provide formal property name, block and entrance. Office fitout handovers should identify operable equipment, electrical and plumbing items with an authorised contact.
For Ma On Shan estates, give phase and block rather than only a landmark. Check balconies, windows and included fittings for the actual unit; specifications from another phase or block may differ.
Neighbourhoods
Some New Territories locations, such as Ma Wan, carry a remote-area fee. Give the full address when booking so the fee can be confirmed.

Yes. Send the full address, unit use, usable area, preferred date and current condition. Neighbourhood lists use address text; an absent listing does not mean service is unavailable, and you need not select another property name to enquire.

The electronic report is normally issued on the next business day. It records issue locations and inspection results without photos. Owners follow up rectification with the developer or contractor; a separately booked reinspection is chargeable.
