1. Service provider and scope of terms
This website and related property inspection services are provided by OPO Inspection ('we', 'us'), operating in Hong Kong. These terms explain website usage and general inspection service arrangements and should be read alongside the quote, service scope, and written booking confirmation you receive.
Browsing the website does not constitute a completed booking. The service contract is subject to the confirmation reached by both parties regarding service content, fees, and booking arrangements; individual written agreements take precedence over these terms if they differ, provided they do not diminish rights that cannot be excluded by law. Simple enquiries or using the calculator do not create a payment obligation.
2. Inspection scope and limitations
Services generally involve non-destructive inspection and appropriate instrument testing of items visible and accessible on the day, provided the environment is safe and entry is granted, including verbal explanations and an electronic report. Actual items depend on property conditions, water and power supply, accessible range, and content confirmed by both parties.
General property inspections are not statutory structural inspections, mandatory building inspections, or window inspection certifications, nor are they equivalent to opinions from structural engineers, authorised persons, legal professionals, or property valuers, unless otherwise explicitly agreed in writing and provided by persons with corresponding qualifications.
The inspection does not include dismantling walls, removing fixed installations, moving heavy furniture, or entering dangerous or unreachable locations, nor can it guarantee the identification of all hidden, intermittent, or future issues. These reasonable scope limitations do not exempt us from the duty to exercise reasonable care and skill within the agreed service.
3. Enquiries, quotes, and booking confirmation
Please provide the accurate property address, saleable area, unit condition, and expected inspection date, and confirm you are the owner or have been properly authorised to arrange the service. Please notify us as soon as possible if any details change.
Website information and the calculator are for initial reference only and are not final quotes or reserved time slots. Final fees, service content, deposits, payment arrangements, and dates must be confirmed by both parties; deposits and any special arrangements should be clearly stated before payment.
The booking deposit is 50% of the inspection fee. These terms do not stipulate that the deposit is non-refundable.
4. Fees and payment
Inspection fees are calculated based on the confirmed saleable area, applicable minimum charges, and agreed-upon additional services. Please refer to the inspection fee page and individual quotes; any additional fees or changes in scope should be explained and agreed upon in advance, and confirmed fees will not be retrospectively changed due to website content updates.
Accepted payment methods include cash, Faster Payment System (FPS), direct bank transfer, PayMe, and Alipay. Please only pay to accounts confirmed through our official contact channels and keep proof of payment; the website will never ask you to input banking or payment platform passwords or one-time verification codes.
The timing of deposit and balance payments, as well as receipt arrangements, are subject to individual written confirmation. When using banks or payment platforms, you must also comply with the terms applicable to those platforms; if you suspect payment details are incorrect, stop the payment and verify with us.
5. Rescheduling, Cancellation and Refunds
To reschedule or cancel, please contact us as soon as possible via WhatsApp, phone, or email, providing your booking details. Rescheduling is subject to available time slots and mutual re-confirmation. If rescheduling is requested less than 48 hours in advance, the deposit will not need to be topped up after deducting the aforementioned administrative fee; service fees and balances for the new date must be confirmed separately in writing.
Contact us to reschedule at least 48 hours before the confirmed service time (including exactly 48 hours). You can reschedule for free without any deductions, and the original deposit will be transferred to the new date confirmed by both parties; no supplementary deposit is required.
If you need to cancel the appointment, or if you contact us to reschedule with less than 48 hours before the confirmed service time, our company will charge an administrative fee of HK$500, which will be deducted from the deposit already paid; this is not an additional HK$500 charge.
If Typhoon Signal No. 8 or above is hoisted 2 hours before the on-site service slot, the service for that day will be automatically cancelled, and our customer service representative will contact the client on the same day to arrange a new date. In this case, rescheduling is free without deduction, and the original deposit will be transferred to the new date confirmed by both parties.
If a refund is applicable, it will be returned via FPS or bank transfer within 7 working days after both parties confirm the refundable amount. This arrangement only describes the handling and timeline for refundable amounts and does not imply that all cancellations are refundable.
The aforementioned arrangements must be stated in the quote or written booking confirmation and agreed upon by both parties before payment. The amounts and calculation basis for individual service fees, balances, and any refundable amounts must be confirmed in writing before payment; this should not be interpreted as the deposit being non-refundable in all cases.
If we are unable to provide confirmed services for reasons attributable to us, we will contact you as soon as possible to discuss rescheduling or refunding fees already paid for unprovided services. In cases of adverse weather, transport disruption, site restrictions, or inability to gain entry, we will prioritise safety and negotiate accordingly; this does not constitute grounds for arbitrary forfeiture of funds. Related fees and refund arrangements should be specified in writing before payment.
The above service arrangements do not affect the statutory rights that Hong Kong consumers enjoy by law and which cannot be excluded.
6. Client and site arrangements
Please ensure you have the authority to grant us entry and coordinate keys, management office permission, water/power supply, and necessary on-site contact. Please inform us of known hazards, ongoing works, seepage, or special restrictions before the inspection.
We will not operate equipment or perform tests that may damage the property without authorisation. Additional items such as high-pressure water jet tests must be approved in advance and are subject to on-site conditions and safety assessments.
If the site is unsafe, inaccessible, or key facilities are unavailable, we may pause the relevant item, explain the restrictions, and discuss re-inspection, rescheduling, service scope, or fee handling. The estimated time of approximately 2 to 4 hours is for reference only and is not a fixed completion commitment for all units.
7. Inspection records, reports, and follow-ups
The report reflects observations made on the day of inspection within the scope and conditions accessible at that time; it is not a guarantee that the property will never have problems, that developers will necessarily perform repairs, or that it will pass statutory procedures or result in compensation. Report delivery time and any re-inspection arrangements are subject to individual confirmation.
Re-inspections are charged at HK$2.5 per sq. ft. of saleable area, with a minimum charge of HK$1,000; the fee is the higher of the area-calculated amount or the minimum charge. Re-inspection is a separate chargeable service; scope, date, and payment arrangements must be confirmed separately and are not included in the initial inspection.
You may provide the report to developers, contractors, management offices, or your professional advisors for maintenance and defect follow-up; please retain the complete content, inspection date, and limitation notes, and do not cause misleading impressions by editing the document. Parts involving third-party personal data should be appropriately handled before sharing.
If you have questions about the report or discover suspected omissions, please notify us as soon as possible, providing relevant photos, report locations, and specific circumstances for verification. This suggestion does not constitute shortening statutory limitation periods or depriving you of legal rights.
8. Ancillary or third-party services
For formaldehyde testing or other items provided by service partners, methods, testing conditions, report scope, and providers should be specified at the time of service confirmation. Single readings are affected by ventilation, temperature, humidity, and on-site conditions on the day and cannot be taken as a permanent safety guarantee.
If independent third-party service terms exist, they will be explained to you before the relevant service arrangement; we will not exclude our legally required liability solely on the basis that it is 'provided by a third party'.
9. Website content, intellectual property, and reasonable use
Website articles and images provide general information and cannot replace an on-site inspection or qualified professional advice for an individual property.
Intellectual property rights for website branding, text, design, and images are held by us or relevant rights holders. You may reasonably use website content for personal reference; without permission, you must not impersonate the brand, modify content in a misleading manner, or use it for infringing commercial purposes, except where permitted by law.
Please do not use the website for fraud, illegal activities, spreading malicious software, or interfering with normal services. External websites, social media platforms, and payment services are operated by their respective providers; we cannot guarantee their continued availability or content accuracy.
10. Liability and statutory rights
We will provide agreed-upon services with reasonable care and skill and assume liability according to applicable Hong Kong law. These terms do not set fixed compensation caps without mutual confirmation, nor do they provide a blanket waiver of liability.
Nothing in these terms excludes or limits liability that cannot be excluded or limited by law, including liability for death or personal injury resulting from negligence, fraud, and statutory rights held by consumers that cannot be excluded. If individual provisions are invalid, this does not affect the remaining legally enforceable parts.
11. Privacy, updates to terms, and applicable law
The way we handle enquiries, bookings, and service data is contained in our privacy policy. Browsing or using our services does not mean you have agreed to the use of your personal data for direct marketing.
If website terms are updated, the update date will be listed on this page; confirmed bookings will not be automatically changed by unilateral website updates, unless otherwise agreed by both parties or required by law.
These terms are governed by the laws of the Hong Kong Special Administrative Region. For any disputes regarding the service, both parties shall first attempt to resolve them through communication; if unresolved, they may be submitted to the competent Hong Kong courts or tribunals in accordance with applicable laws.
