Post-renovation inspection
Inspection types
Scope
Inspection covers visible, accessible areas inside the unit. Concealed finishes and disconnected or unauthorised equipment are noted as limitations; general unit inspection does not replace structural assessments or statutory certification.
The water-jet test requires permission and costs an additional HK$200. Confirm arrangements when booking.
Arrangements
Stairs cost an additional HK$80 per floor. Confirm any remote-area fee for the actual address when booking.
Residential and commercial units use HK$4.5 per sq ft of usable area, subject to area-tier minimum charges; stair and remote-area fees apply separately.
PricingInspections run daily 09:00–18:00. Same-day slots may be possible depending on availability; the date is fixed only once the booking is confirmed.
ProcessAn electronic report without photos is normally issued on the next business day.
Report content and useLocal preparation
For Yuen Long Town Centre buildings or phased estates, identify street number, block and unit. Obtain access permission for occupied units and explain fixed furniture and operable retained fittings.
For Tin Shui Wai estates, give the actual building name, not only the estate. Distinguish new handover from second-hand possession and check the appropriate equipment and defect-submission records.
For Kam Tin village houses, houses or estates, give street number, floor and entrance and explain any roof or garden access. Confirm usable inspection area and stairs for multi-storey homes before booking.
For Pat Heung, give village, street number and actual unit floor rather than only a landmark. Explain utilities and accessible unit areas; ancillary land and external work need separate scope confirmation.
For Hung Shui Kiu developments or village houses, use formal names and street numbers. If work is unfinished, list disconnected equipment and incomplete areas; an interim visit is not a completion inspection.
For Lok Ma Chau, provide the accessible address, entrance and permission and explain any travel or registration restrictions. Confirm actual access for the requested date rather than assuming it from the place name.
Inspection and follow-up
Prepare the quotation, drawings, equipment models and agreed changes.
After receiving the electronic report without photos, organise findings by location and item number and request an itemised response from the developer, owner or contractor. Your own photos can support your follow-up records.
Confirm repair progress and site conditions before checking the same locations. For a separately booked reinspection, send the recheck list and agree scope, availability and the separate fee first.
Neighbourhoods
Some New Territories locations, such as Ma Wan, carry a remote-area fee. Give the full address when booking so the fee can be confirmed.
District directory
131 directory entries: 131 residential, 0 commercial. Search by Chinese or English name, address or district. For an unlisted unit, send the address directly.

FAQ
Provide the complete building, phase/block, floor and unit, usable floor area and preferred date. Explain the handover or renovation stage, utilities and access permission.
Explain completed and ongoing work first so timing and scope can be agreed. Disconnected equipment, uncured work and covered finishes may not be testable. Arrange basic cleaning and utilities and distinguish unfinished work from workmanship issues.
Use report locations and item numbers to prepare a follow-up list and request an itemised response and repair schedule. Keep agreed scope changes and responses, then recheck the same locations after repair. A separately booked reinspection is chargeable.
The fee uses HK$4.5 per sq ft of usable floor area with area-tier minimum charges. Stairs cost HK$80 per floor; applicable location and optional water-jet test fees are separate. Send the full address to confirm the total quote.
The electronic report is normally issued on the next business day. It records issue locations and inspection results without photos. Owners follow up rectification with the developer or contractor; a separately booked reinspection is chargeable.
