Access and operating conditions

Inspection covers visible, accessible areas inside the unit. Concealed finishes and disconnected or unauthorised equipment are noted as limitations; general unit inspection does not replace structural assessments or statutory certification.

Commercial units

Define the handover scope before inspection

Commercial and residential units share the inspection items and usable-area pricing. Planning differs in tenant access, interior boundaries and permission to operate equipment.

Sale or lease records

Bring the agreed handover list, identifying retained fit-out, equipment and handback scope. Review visible condition and operable items.

Tenant and management access

Coordinate the owner, tenant and management on access times, registration, keys and accessible rooms so the intended areas can be inspected.

Unit fittings and shared systems

Identify unit fittings that may be operated. Handle central systems, fire services, machinery and specialist sign-offs separately from general unit inspection.

Start with the handover condition of an office, shop or industrial unit

Commercial inspection is charged by saleable area and uses the same inspection items as residential work, subject to visibility, access and operability. Bare-shell and fitted units have different delivery conditions. Obtain the delivery or tenancy equipment list and establish which fittings belong to the unit or are managed by others. A general inspection is not certification of permitted use, fire compliance or business licensing.

Use the right records for bare-shell, fitted and lease-return checks

For a bare-shell unit, start with the actual delivered scope and accessible surfaces. For a fitted handover, check retained partitions, cabinets and equipment against the agreement. For lease return, compare the original inventory and agreed obligations. Do not assume central equipment, locked plant rooms, common areas or specialist systems are included. Confirm registration, goods-lift access, keys, utilities and permission to operate equipment.

FAQ

Booking questions

What should I provide for an inspection at Hong Kong units?

Provide the complete building, phase/block, floor and unit, usable floor area and preferred date. Explain the handover or renovation stage, utilities and access permission.

How can access be arranged while the tenant is operating?

Obtain owner and tenant permission and provide accessible areas, a contact and a suitable operating-hours window. Confirm visitor registration and access routes with management, and have an authorised person identify which water and electrical fittings may be operated.

Which fit-out records should I prepare for handover?

Bring the agreed quotation, drawings, scope changes and retained-equipment list. Distinguish unit installations from shared systems. Compare accessible workmanship and operable equipment with the agreed delivery scope and track unfinished or disconnected items separately.

How is the inspection fee calculated for Hong Kong units?

The fee uses HK$4.5 per sq ft of usable floor area with area-tier minimum charges. Stairs cost HK$80 per floor; applicable location and optional water-jet test fees are separate. Send the full address to confirm the total quote.

When will I receive the report, and does it include photos?

The electronic report is normally issued on the next business day. It records issue locations and inspection results without photos. Owners follow up rectification with the developer or contractor; a separately booked reinspection is chargeable.

Does a commercial inspection include fire-safety or statutory certification?

No. Commercial and residential units share the unit-inspection scope for visible, accessible items. This is not a whole-building structural assessment, mandatory building/window inspection, fire-safety approval or specialist engineering certification.
